Total Office Size – The office area of the GLT plant is approximately 16,400 square feet on the ground floor, 516_John_St_N2this total includes the secure lobby area, offices, a conference room and washroom / locker room facilities. On the second floor there is approximately 11,500 square feet of office, conference rooms, cafeteria and medical centre space. The Primary and DIET building has approximately 3000 square feet of office, cafeteria and locker room facilities. The fine cut building is equipped with 2500 square feet of office, washroom and meeting rooms.


Manufacturing Areas – The areas used for manufacturing include GLT, Primary, DIET and Fine Cut. Areas of GLT and the entire Primary and DIET areas have been equipped to maintain temperature and humidity conditions of approximately 72 degrees Fahrenheit and 62% relative humidity. The warehouses are used for storage only; they are not heated and are minimally ventilated. 516_John_St_N3Approximately one third of the fine cut building has controlled temperature and humidity, the rest heating only. 

Total Clear Height to Underside of Roof Structure - The heights listed on table one are to the under side of the roof structure. Additional height is available in some areas between the trusses.

Clear Height to Underside of Ceiling – The office areas and the cafeterias have suspended ceilings. For maximum heights to ceiling (underside of roof decking) in each area refer to the attached drawings.

Parking - A paved parking lot at the east and north sides of the GLT plant and along the ends of warehouses 6, 7, and 8 are large enough to park approximately 350 cars. Chain link fencing is installed516_John_St_N4 around the perimeter of the parking lot and the plants are enclosed with chain link fencing with motion sensing. The compound between GLT and warehouse 6 and along with the west side of GLT is large enough for general transport traffic and to store hundreds of transport trailers. Extensive graded and drained parking areas are west of the GLT plant and adjacent to the Primary building. Paved lots in front of Primary and Fine Cut can each accommodate 30 cars.

Elevator Installations – GLT has a freight elevator, it is approximately 11' square, 7'6" of height with a capacity of 10,000 pounds. It is inspected monthly. 

Electrical Power Supply – The GLT building is serviced by 27,600 516_John_St_N5volts feed lines. The incoming power is reduced to 600/347 volts, 2000/2667 KVA, 3 phase by four transformers with substations located adjacent to the powerhouse on the ground floor. The 4 substations are sized for 3000 amp, 2667 KVA. The power is distributed via a series of 600 volt bus assemblies. Primary is fed by 27,600 volt feed lines, reduced to 600/347 volts, 2000/2667 KVA, 3 phase, by two transformers with two 600 volt, 3000 amp substations. Fine Cut is 27,600 to 600/347, 1500 KVA.

Natural Gas Feed – The GLT plant is fed with a 4" incoming gas main. Primary is fed with a 6" line and Fine Cut with a 2" line.

Water Supply and Treatment Capability – The GLT plant is serviced by an 8" Town of Aylmer water in feed line that is reduced to a 6" line within the building. The plant fire sprinkler system is supplied by an 8" diameter ring line fed from the incoming water piping. Incoming water lines, valves and check valves are contained in a pit outside of the building, south of the maintenance dock. The sprinkler supply line circles the entire plant and warehouses to feed the various zones of the sprinkler system. Primary and Fine Cut are each fed by a 4" incoming city water line.

Fire control sprinkler systems – The building is protected by a multi zone sprinkler system. Post Indicating Valves (P.I.V.'s) are located around the perimeter of the plant and warehouses to allow for isolation of each zone independent of other zones. A 386,000 gallon fire pool is located at the north east side of building 8, with a separate enclosure building and is piped to a diesel powered fire pump capable of 2000 gpm at the south side of the tank enclosure building. A second 200,000 gallon fire pool is located in GLT, adjacent to the power house (under the floor of the stock room) and is equipped with a 1500 gpm diesel fire pump. The diesel pumps come online when the sprinkler system pressure drops below a preset level. Both pumps are linked within the sprinkler system ring lines and can support a fire event in any building including Fine Cut. A 6" line was installed from Primary to the Fine Cut building under the street to make all sprinkler systems common. The warehouses and runways have a dry sprinkler system (compressed air over water) since these buildings are not heated. Smoke alarms are monitored through a Simplex panel at the security station. GLT and the warehouses comprise are on one system, with Primary and Fine Cut each having systems as well.

Heating, Ventilation and Air Conditioning – GLT plant heat is provided by three Miura boilers capable of being fired with either natural gas or fuel oil. The boilers are rated for 10,500 lbs of steam per hour, they were installed in 1993. The boilers are lower pressure units that do not legally require full time stationary engineering personnel. Steam is circulated within the GLT plant to unit heaters and wall mounted radiators. The warehouses are ventilated but not heated. Other than office areas, there is no air conditioning in the plant or warehouses. Primary and DIET are heated with, and have process steam supplied by, two Miura boilers. Fine Cut heat is supplied by a stand alone HVAC system located behind the building, fired by natural gas. Both Fine Cut and Primary have humidification supplied by a high pressure (1000psi) cool mist system that supplies atomized water and slight cooling within the HVAC air streams.

Rail Access – Rail lines are adjacent to the side of the GLT plant. Historically there was a spur line to the west side of the property; it was removed.

Shipping/Receiving Facilities – The GLT has 6 shipping doors complete with levelers and locks at the John street courtyard (fully behind security fence), and 9 doors at the GLT bale receiving area off of Beech street (has a separate yard with security access). The GLT maintenance area has a door at the stock room and one for propane receiving. Primary is equipped with six doors, complete with levelers and locks. Fine cut has two shipping doors with locks and levelers.

Power Doors, Etc. – Some passage ways between areas of the plant were equipped with automatic power doors, they remain
functional. They were installed to control the migration of temperature and humidity controlled air.

Municipal Services Provided – No garbage pickup, snow removal or the like is provided.
